It’s one of the first questions I hear from almost every family relocating to Northeast Florida: “St. Johns County or Jacksonville — what’s the difference, and does it actually matter?”

The short answer: yes, it matters — quite a bit, depending on your priorities. The longer answer is what this post is about.

Duval County and St. Johns County sit right next to each other in Northeast Florida, and from the outside they can look nearly identical. But they have different school districts, different tax structures, different community profiles, and genuinely different day-to-day feels. Understanding those differences before you start touring homes will save you a lot of time — and help you land in the right place for your family.

Property Taxes: What to Expect

Property taxes in Florida are based on the county millage rate applied to the assessed value of your home. St. Johns County and Duval County have different millage rates, and the difference is real — though the gap has narrowed in recent years as both counties have grown.

Generally speaking, St. Johns County carries a slightly higher millage rate than Duval County. However, St. Johns County also tends to have strong property value appreciation, which affects assessed values over time. The net picture is nuanced and depends on the specific home, the specific location, and whether CDD assessments apply.

What I always recommend: for any home you’re seriously considering, let’s look at the full annual tax bill — property taxes plus any CDD or special assessments — so you know exactly what you’re stepping into. That number, combined with HOA fees and insurance, gives you a true picture of monthly ownership cost.

 

Community Feel and Lifestyle

This one is harder to quantify but genuinely important.

St. Johns County has a predominantly suburban, master-planned character. The communities here — Nocatee, Shearwater, RiverTown, TrailMark, Beacon Lake, SilverLeaf, BeachWalk and others — were purpose-built around a specific lifestyle vision. Amenity centers, trail systems, community events, resort-style pools, and a strong neighborhood culture are features of the landscape here. If you’re coming from a suburb and want that familiar, connected feel with Florida sunshine, St. Johns County delivers it reliably.

Duval County — Jacksonville — offers a much wider range of environments. From the urban energy of downtown Jacksonville and the San Marco neighborhood, to the beach communities of Jacksonville Beach and Neptune Beach, to established suburban corridors in the Southside and Mandarin areas, to newer development near the 9B corridor — Duval County contains multitudes. It’s a better fit for buyers who want more variety, more urban access, or proximity to the beaches without the St. Johns County price premium.

Proximity to the beach is a common factor in this decision. From most St. Johns County master-planned communities, you’re looking at a 15–45 minute drive to the Atlantic. From Duval County beach communities, you can be 10–15 minutes away. If weekend beach access is a daily lifestyle priority, that difference is worth weighing.

 

New Construction: Where Is It?

If new construction is on your list — and for many relocating families it is — St. Johns County is where the action is. The master-planned communities here represent some of the most active new construction in the entire Southeast, with multiple builders, multiple price points, and genuine lifestyle infrastructure already built around them.

Duval County has new construction activity as well, particularly in the developing corridors near the 9B connector and in communities closer to the Jacksonville Southside. But the scale, the amenity packages, and the master-planned infrastructure of St. Johns County’s communities are in a different category.

For buyers specifically targeting new construction in a planned community with resort-style amenities, St. Johns County is almost always where that search begins and ends.

 

Commute and Location Considerations

Where you’ll be spending your weekdays matters as much as where you’ll be sleeping. Here’s a practical breakdown:

  • Commuting to downtown Jacksonville: St. Johns County communities are generally 25–40 minutes depending on where you are and the time of day. Duval County neighborhoods closer to downtown can cut that significantly.
  • Commuting to the Southside Jacksonville employment corridor: Many St. Johns County communities are well-positioned for this — 20–30 minutes via I-95 or the 9B connector.
  • Commuting to the beaches: Duval County beach communities win on proximity. St. Johns County is a longer drive, though very manageable on weekends.
  • Commuting to St. Augustine: St. Johns County communities have a clear advantage here — many are 15–25 minutes from historic downtown St. Augustine.
  • Remote workers: Location becomes about lifestyle rather than commute. St. Johns County’s master-planned communities are exceptionally well-suited for remote workers who want a high quality of daily life.

Northeast Florida traffic is generally manageable compared to larger metros — that’s genuinely good news for relocating families. The bigger consideration here is distance. Things are more spread out than they look on a map, and where you plant yourself affects how your daily life flows in ways that are worth thinking through before you decide.

 

So Which County Is Right for You?

Here’s how I typically think about it with clients:

St. Johns County tends to be the right fit if:

  • School district performance is a top priority
  • You want a master-planned community with built-in lifestyle amenities
  • New construction is on your list
  • You’re coming from a suburb and want that familiar connected-neighborhood feel
  • Proximity to St. Augustine matters to you
  • You’re a remote worker prioritizing quality of daily life over commute

 

Duval County tends to be the right fit if:

  • Proximity to the beach is a daily lifestyle priority
  • You want urban access — restaurants, culture, downtown energy
  • You’re commuting to downtown Jacksonville regularly
  • You want more neighborhood variety and less of a master-planned feel
  • Budget is a primary driver and you’re flexible on school district

 

And of course — it’s not always one or the other. Some buyers end up in communities that straddle both counties, or discover that their priorities shift once they’ve actually visited. That’s completely normal, and it’s exactly why I spend time understanding how your family lives before we ever look at a map together.

 

The Bottom Line

St. Johns County and Duval County are both genuinely wonderful places to live — they’re just different. The right choice depends entirely on your lifestyle, your family’s priorities, and what you want your daily life in Northeast Florida to look and feel like.
