EverRange Jacksonville: Everything You Need to Know About Northeast Florida’s Newest Master-Planned Community

May 11, 2026

Golf Cart Paths and Trail Network

EverRange is designed with golf cart-friendly paths that wind throughout the community, connecting neighborhoods to each other and to shared amenities. The trail network also provides dedicated space for walking and biking, weaving through the preserved natural landscape that makes up roughly half the community’s acreage.

The Neighborhoods Within EverRange

EverRange’s initial phase comprises six distinct neighborhoods, each with its own character and builder lineup:

  • Mariposa — The first neighborhood to open, featuring 175 single-family home sites with builders including David Weekley Homes, Dostie Homes, ICI Homes, Providence Homes, Riverside Homes, and Toll Brothers. Model homes opened in April 2026.
  • The Ridge — Designed around townhome living for those seeking a lower-maintenance lifestyle
  • Regency — A Toll Brothers neighborhood focused on active adults aged 55 and older
  • Sagebrush — Single-family options within the broader EverRange community
  • Monterra — Single-family options within the broader EverRange community
  • Saddletree — Single-family options within the broader EverRange community

The full community is planned for approximately 1,500 homes across these neighborhoods, with a mix of single-family homes, townhomes, and rental options. Price points and floor plans vary by builder and neighborhood — reach out and I can give you current availability and pricing based on what you’re looking for.

Because EverRange is actively opening now, inventory, pricing, and available floor plans are moving quickly. This is the kind of community where getting current information from someone working the market daily makes a real difference.

Is EverRange the Right Fit for You?

EverRange may be a great fit if:

  • You love the PARC Group’s track record with Nocatee and eTown and want to get into their newest community at the ground level
  • You want a master-planned community with genuine natural character — preserved land, trails, and an Old Florida feel
  • You’re commuting to Jacksonville or the Southside and want easy highway access
  • You want to be close to St. Johns County without paying St. Johns County prices
  • You’re drawn to a community that’s still early in its development — with the opportunity to choose your homesite and customize new construction
  • A walkable town center and trail-connected lifestyle appeal to you

Things to think through:

  • EverRange is in Duval County
  • As a brand new community, some amenities and infrastructure are still under development — you’re buying into a vision that’s still being built out
  • The community’s town center and full amenity programming will take time to mature — that’s typical of any new master-planned development
  • If proximity to St. Augustine is a daily priority, communities further south in St. Johns County may be better positioned

How EverRange Fits Into the Broader Northeast Florida Picture

If you’re comparing EverRange to other master-planned communities in the area, here’s a straightforward way to think about it:

EverRange sits at an interesting crossroads — geographically between Nocatee and eTown, and conceptually between the polished resort-scale amenity packages of communities like Nocatee and BeachWalk and the more nature-forward character of communities like TrailMark and RiverTown. It has its own identity that doesn’t neatly map onto any of them.

The PARC Group pedigree is genuinely reassuring. These are experienced developers who have delivered on their community vision before — that reduces the uncertainty that sometimes comes with buying into a brand-new development.

And the timing matters. Getting into a PARC Group community in its earliest phase has historically been a strong long-term decision for buyers in this region. Nocatee is a case study in what community appreciation looks like when the developer executes well.

The Bottom Line on EverRange

EverRange is one of the most exciting new community launches in Northeast Florida in several years. It’s brand new, it’s from a proven developer, it’s beautifully positioned, and it’s opening right now — which means buyers who move thoughtfully and quickly have a genuine opportunity to get in early.

If EverRange is on your radar, I’d love to walk through it with you — virtually or in person — and help you evaluate whether it’s the right fit alongside other communities you’re considering. There’s no obligation and no pressure. Just an honest conversation about your priorities and what this community actually offers.
