They’re two of the most celebrated communities in St. Johns County — and honestly, in the entire Southeast — and for good reason. Both offer exceptional amenities, beautiful homes, top-rated schools, and a quality of daily life that’s genuinely hard to find anywhere else.

But they are not the same community, and the differences between them matter more than most people realize until they’ve visited both.

I’ve worked with families who fell in love with Nocatee and others who took one look at the St. Johns River from RiverTown’s RiverClub and never looked back. Nocatee: The Gold Standard of Master-Planned Living

Nocatee is, by almost any measure, one of the most successful master-planned communities in the country. Developed by The PARC Group on 13,000+ acres in Ponte Vedra, it has been ranked among the top-selling communities in the nation for over a decade — and the lifestyle it delivers is a big part of why.

The Amenities

Nocatee’s amenity package is the one other communities get compared to. The centerpiece is the two Water Parks — Northeast Florida’s tallest water slides, a lazy river, a zip line, resort-style pools, and enough activity to fill every weekend without ever leaving the neighborhood. Multiple parks add additional pools, sports courts, and event space. The greenway trail system stretches for miles and connects neighborhoods, parks, and amenities via golf cart and bike paths. And the Nocatee Town Center brings dining, shopping, a farmers market, and regular community events right to residents’ doorsteps.

The social calendar here is genuinely active — food truck nights, holiday parades, movie nights, seasonal events. Nocatee has a community energy that’s hard to manufacture and that residents consistently cite as one of the things they love most about living here.

The Homes and Neighborhoods

With 50+ distinct neighborhoods at various price points and stages of development, Nocatee offers more variety than almost any community in the region. From townhomes in the $400s to luxury estates well over $1 million, there’s a Nocatee neighborhood for a wide range of buyers. Builders have included David Weekley, ICI Homes, Toll Brothers, Riverside Homes, Providence Homes, Dostie, and many others over the community’s development.

The important note on timing: Nocatee is approximately 95% built out. New construction opportunities are limited and concentrated in a handful of remaining neighborhoods. The community is increasingly a resale market — which means buyers are often choosing between existing homes rather than building from scratch.

Location

Nocatee sits in northern St. Johns County near Ponte Vedra, placing it close to the Ponte Vedra Beach area, TPC Sawgrass, and easy access to Jacksonville’s Southside employment corridor. The beaches are roughly 15–20 minutes away. St. Augustine is 20–30 minutes south.

One detail worth knowing: approximately 15% of Nocatee falls within Duval County rather than St. Johns County. School zoning in those sections is Duval County Public Schools, not St. Johns County. Always verify the county and school zone for any specific address in Nocatee before making a decision.

 

RiverTown: Where Nature and Neighborhood Come Together

RiverTown is a different kind of community — and that’s its greatest strength. Set along 4,170 acres bordering the St. Johns River in northwest St. Johns County, RiverTown was designed around its natural setting in a way that few master-planned communities truly achieve. The river isn’t just a backdrop here — it’s woven into the daily life of the community.

The Amenities

RiverTown has three distinct amenity centers, each serving a different aspect of community life:

  • The RiverClub is the crown jewel — positioned directly on the St. Johns River with a stunning oasis pool overlooking the water, a waterfront dining experience, a fishing pier, a kayak and paddleboard launch, a game room, a playground, an amphitheater, fire pits, and a sweeping boardwalk alongside the river. There is genuinely nothing else like it in Northeast Florida’s master-planned community landscape.
  • The RiverHouse is the main fitness and social hub — featuring a resort-style pool with water slides, a fitness center, yoga studio, indoor and outdoor gathering spaces, tennis and basketball courts, and a Palm Pavilion with fire pit and prep kitchen for resident events. K–12 school bus pickup is also located here.
  • WaterSong is RiverTown’s exclusive 55+ neighborhood with its own private amenity center, resort-style pool, lap pool, spa, fitness center, pickleball and bocce courts, biergarten, and lake pavilion — plus access to all of RiverTown’s shared amenities.

Beyond the amenity centers, RiverTown features miles of interconnected trails, pocket parks, sports fields for youth leagues, a dog park, and a natural environment that makes outdoor living genuinely effortless.

The Homes and Neighborhoods

RiverTown is still actively building, with several neighborhoods at various stages of development. Builders include Mattamy Homes, Riverside Homes, and Toll Brothers (including the luxury gated Shores at RiverTown neighborhood with select riverfront lots and private dock opportunities). Prices range from the mid $400s to over $1 million, with a mix of single-family homes, townhomes, and low-maintenance options.

Because RiverTown is earlier in its development than Nocatee, buyers have more new construction opportunity here — including the ability to choose lots, floor plans, and design finishes. For buyers who want to build rather than buy resale, RiverTown currently offers more runway.

Location

RiverTown is located off CR 210 in northwest St. Johns County, providing convenient I-95 access and positioning residents roughly 20–30 minutes from Jacksonville, 20–30 minutes from downtown St. Augustine, and 30–40 minutes from the beaches. The CR 210 corridor is one of the fastest-growing in the county, with improving infrastructure and expanding retail and dining nearby.

 

Head to Head: How They Compare on What Matters Most

Amenities and Social Life

Nocatee wins on sheer scale and variety. The water park, Town Center, golf cart culture, and community event calendar are unmatched in the region. If a high-energy, resort-style community lifestyle is your priority, Nocatee delivers it more completely than any other community in Northeast Florida.

RiverTown wins on natural character and waterfront access. The RiverClub experience — watching the sun set over the St. Johns River from the boardwalk, kayaking from your community, dining waterfront — is something Nocatee simply doesn’t offer. If a more nature-forward, serene community feel appeals to you, RiverTown is in a class of its own.

New Construction Opportunity

RiverTown has the clear advantage here. With Nocatee approximately 95% built out, buyers looking for ground-up new construction with full customization options will find significantly more opportunity at RiverTown. If building your home from scratch is important, that distinction matters a great deal.

Proximity to the Beach

Nocatee has a meaningful advantage. Its location in northern St. Johns County near Ponte Vedra puts residents roughly 15–20 minutes from the beach. RiverTown’s position in the western part of the county puts the beach 30–45 minutes away. For families where regular beach access is a lifestyle priority, this is worth weighing.

Proximity to St. Augustine

RiverTown has a slight edge here. Its location off CR 210 makes downtown St. Augustine about 20–30 minutes away. Nocatee is comparable at 25–35 minutes, but RiverTown’s position is more directly oriented toward St. Augustine.

Community Feel and Scale

Nocatee is large — genuinely large. At 13,000+ acres with 10,000+ homes at build-out, it has the energy and infrastructure of a small city. That’s a feature for buyers who want maximum variety and activity. For buyers who prefer a slightly more intimate community feel with a stronger connection to the natural environment, RiverTown’s 4,170 acres and river setting offer something distinctly different.

Price Points

Both communities offer homes across a wide range of price points, from the mid $400s into the millions. The overall price ranges are comparable, though specific neighborhoods within each community vary significantly. RiverTown’s Shores neighborhood by Toll Brothers represents the luxury end of the RiverTown spectrum, with gated riverfront living and private dock opportunities.
