If you've been researching places to relocate in Florida, St. Johns County has probably come up more than once. And there's a reason for that.
It's consistently ranked among the best places to live in Florida — and depending on which list you're reading, in the entire country. But rankings don't tell you what it actually feels like to live somewhere. That's what this post is for.
I moved to Northeast Florida myself, and I work with people relocating here from all over the country. Here's what I tell them about St. Johns County.
St. Johns County sits just south of Jacksonville, stretching from the St. Johns River on the west to the Atlantic Ocean on the east. It includes communities like Ponte Vedra, Nocatee, St. Augustine, Ponte Vedra Beach, and a growing corridor of newer master-planned communities along I-95 and US-1.
It is not Jacksonville — and that distinction matters to most people who choose to live here. It has its own character: quieter, more suburban, more planned. The kind of place where neighborhoods have trails connecting them and people actually use them.
The county seat is St. Augustine, which happens to be the oldest city in the United States. History, charm, and cobblestone streets are part of the backdrop here in a way that surprises a lot of newcomers.
One of the things that makes St. Johns County unique is the sheer variety of communities, each with its own feel and price point.
Nocatee is one of the best-selling master-planned communities in the country. Trails, water parks, golf cart paths, a Town Center — it's built for people who want to live in a place that has everything within reach. New construction is still available (but not for much longer), and the resale market has grown considerably as the community matures.
Ponte Vedra is the established luxury address in St. Johns County. TPC Sawgrass, The Players Championship, high-end dining, and some of the most coveted real estate on the First Coast. If proximity to the beach and a polished, established neighborhood feel is the priority, this is the area.
Ponte Vedra Beach sits right on the Atlantic and carries one of the most desirable zip codes in Northeast Florida. Walkable to the beach, close to everything, and home to a mix of longtime residents and people who relocated and never left.
Beachwalk is built around a Crystal Lagoon — think resort-style everyday living without driving to the coast. A newer community with a lifestyle-forward design and easy access to I-95.
Beacon Lake centers on a 43-acre lake with beach entry and water sports amenities. A strong choice for people who want the water lifestyle without the waterfront price tag.
Shearwater has a lazy river, a kayak launch, and excellent highway access — a well-rounded community at a more approachable price point than Nocatee or Ponte Vedra.
RiverTown offers quiet, nature-forward living along the St. Johns River with newer construction and a slower pace than some of the larger communities.
SilverLeaf is one of the fastest-growing areas in northern St. Johns County — strong value, modern construction, and easy access to both Jacksonville and the county's top schools.
TrailMark has a laid-back feel, miles of trails, and a kayak launch on Six Mile Creek. Great value and a genuine sense of neighborhood.
St. Augustine itself offers something none of the master-planned communities can: history, walkability, and a cultural richness that draws artists, professionals, and retirees alike. If character matters as much as amenities, St. Augustine deserves a serious look.
St. Johns County is not the cheapest place to buy in Northeast Florida — and it's not trying to be. The median home sale price was around $565,000 as of early 2026, though that number varies significantly by area.
Higher-priced areas like Ponte Vedra Beach can see medians around $950,000, while Nocatee runs closer to $725,000. Communities like Shearwater and RiverTown offer more approachable entry points in the low-to-mid $400s and $500s.
What you're paying for is real: strong schools, well-planned infrastructure, beautiful communities, and a quality of life that tends to hold its value. St. Johns County has consistently seen strong demand from buyers relocating from higher cost-of-living markets — and that demand doesn't show signs of slowing.

St. Johns County School District is widely regarded as one of the top-performing public school districts in Florida. It's a major driver of relocation decisions for people moving here, and it's worth understanding how the district is structured.
The county operates on a zone system, and school assignments can vary depending on which neighborhood you're in. I always encourage buyers to verify current zoning directly with the school district before making decisions based on school boundaries — zoning can and does change as communities grow.
What I can tell you is that the district's reputation is well-earned and consistently reflected in how people talk about their experience living here.
One of the first questions I get from people relocating from the Northeast, the Mid-Atlantic, or the West Coast is whether Florida is actually more affordable. The honest answer: it depends on where you're coming from and what you're comparing.
The advantages are real. Florida has no state income tax, which is meaningful at almost every income level. Property taxes exist but are often offset by homestead exemptions for primary residents. Everyday costs — groceries, utilities, dining — tend to be more manageable than in major metro areas in other states.
St. Johns County specifically is not the most affordable county in Northeast Florida, but for what it offers — the schools, the communities, the lifestyle — most buyers who do the full comparison find the value holds up.
A few things consistently surprise people when they arrive:
How green it is. Northeast Florida doesn't look like the Florida most people picture. The Spanish moss, the old oaks, the tall pines, the marshes along the Intracoastal — it's lush and distinctly Southern in a way that catches people off guard.
The pace. It's unhurried without feeling sleepy. There's plenty to do, but nobody is in a rush about it. That's either exactly what you're looking for or an adjustment — worth knowing either way.
The community. St. Johns County has a genuine sense of neighborhood that's hard to manufacture. People tend to be involved, engaged, and welcoming — particularly in the master-planned communities where the infrastructure is literally designed around connection.
The weather. Summers are hot and humid — genuinely hot. But winters are mild in a way that makes the tradeoff feel very worth it by February.
The beach. You can drive on it. Seriously. St. Johns County has designated beach driving access with permits available seasonally — one of those uniquely Florida experiences that becomes a family staple very quickly.
St. Johns County tends to be a strong fit for people who want a well-planned, high-quality environment — strong infrastructure, beautiful communities, and a pace of life that feels intentional rather than chaotic.
It's particularly well-suited for people who are prioritizing quality of life alongside a home purchase — where you live matters as much as what you buy.
