You've probably noticed something when you're scrolling through Zillow looking at Nocatee homes: they start to look the same.
Same angles. Same lighting. Same generic video tour shot from a phone while walking through an empty house. Same listing description that could describe literally any home in the neighborhood. Same approach, used by dozens of agents, for hundreds of homes.
And here's the thing: in that sea of sameness, most homes disappear.
I say this as someone who spent 20 years building marketing and communications strategy for large, competitive organizations. Before I became a real estate agent, I led high-performing marketing and communications teams. I have an MBA. I built brands that had to stand out in crowded markets and communicate value in ways that actually reached people.
And when I stepped into real estate, I realized something: most home listings are treated like commodities. As if the biggest investment your family has made deserves the same cookie-cutter approach as the house three doors down.
That's not how I sell homes. And if you're selling your Nocatee home, here's why that matters.
This is where the data gets interesting.
The average person on Zillow spends about 5 minutes and 40 seconds scrolling through 11 pages before either moving on or narrowing down their search. That's it. You have minutes to capture attention before they swipe to the next listing.
But here's what most agents don't understand: every single home they're swiping past could have been their home. The strategy isn't to list every home the same way and hope one sticks. The strategy is to create a listing so compelling, so distinct, so strategically positioned that buyers stop scrolling and actually look.
That's marketing fundamentals. And most real estate agents don't have marketing training.
Zillow's research is clear on what actually moves homes in this market.
Listings with at least 250 daily views typically move to pending status within one week, with 75% of those homes selling within two weeks. But more importantly: listings that attract more than 500 daily views often sell for more than the asking price.
So the question becomes: how do you get 500 daily views instead of 50?
You don't do it with a mediocre video tour or bland listing description. You do it with strategy.
My background is in understanding what makes people see things in a noisy world. In the corporate world, I worked in spaces where thousands of competitors were fighting for attention. The only way to win was through deliberate, intentional strategy about what message to lead with, who you're actually talking to, how to make them feel something, and why your home is the one they need to stop scrolling for.
That's what I bring to selling Nocatee homes. It's the same psychology and strategy I used in communications—just applied to your biggest asset.
Here's what frustrates me about most real estate listings: they lead with what doesn't matter.
Generic photos of rooms. Standard video tours. Listing descriptions that read like a checkbox: "3 bed, 2 bath, pool, open concept." That's not strategy. That's just listing facts. And every house has facts.
What your Nocatee home actually needs is a story. A strategy around why someone should buy it. What makes this particular home, in this particular neighborhood, at this particular price point, the right choice for someone's family?
In Nocatee, there's real differentiation:
A rinse-and-repeat agent treats these as bullet points. A strategist treats them as the foundation of positioning your home to the right buyers at the right price point.
I don't do boring listing videos.
I don't because I understand what actually captures attention. When you have 5 minutes and 40 seconds on Zillow before someone swipes away, you can't afford boring. You have to lead with what's compelling about this specific home.
That might be a drone shot showing the lot and the community around it. It might be someone actually living in the home—coffee on the patio, kids playing in the yard—so buyers can imagine their family there. It might be highlighting a specific feature that Zillow research shows moves homes: an outdoor kitchen, a resort-style pool, a thoughtful patio layout.
But it's strategic. It's not random. Every piece of content has a reason. Every angle, every detail, every word in the listing description is chosen because it serves a purpose: to help the right buyer see themselves in your home.
That's the difference between a real estate agent and someone who actually understands how to market a home.
When listings are saved by at least five potential buyers per day, sellers typically accept an offer within a week. Listings with 10 or more saves per day tend to sell for more than the asking price.
This isn't luck. This is what happens when a listing strategy works. When you've positioned a home in a way that makes the right buyers stop and save it, not just scroll past it.
The same applies to shares. The majority of listings shared 10 or more times per day reach pending status in a week. Exceeding 20 shares per day typically means a home will sell above its list price.
You know what gets shared? Homes that feel different. Homes that stand out. Homes that buyers think, "I need to show this to my spouse," or "My sister is moving to Florida; I need to send her this."
That's strategy. That's positioning. That's understanding what actually moves the needle in a competitive market.
I brought 20 years of marketing and communications strategy with me to real estate. An MBA. Experience building brands and positioning in crowded markets. The ability to understand why something is compelling and how to make people feel it.
Most real estate agents come from different backgrounds. They know neighborhoods. They know financing. They know contracts. But they don't necessarily know how to position a home in a way that makes it impossible to ignore in a sea of similar listings.
That's my advantage. And more importantly, it's your advantage when I'm selling your Nocatee home.
I don't treat your home like a commodity. I treat it like a brand. I understand who would love this home, what matters to them, and how to reach them with content and positioning that actually moves them. I know how to lead with what's compelling. I know how to create engagement. I know how to tell the story of your home in a way that makes buyers stop scrolling and start imagining their life there.
Your home in Nocatee is likely one of the largest investments you've made for your family. It deserves more than a generic listing approach. It deserves someone who understands that homes don't sell because of features—they sell because someone can imagine their life in them.
That requires strategy. That requires positioning. That requires understanding how to cut through the noise of 11 pages someone's scrolling through in 5 minutes.
And that's exactly what I do.
If you're thinking about selling your Nocatee home, let's talk about creating a listing strategy that actually works. Not a checklist. Not a video tour that looks like everyone else's. A real strategy that positions your home, reaches the right buyers, and moves you toward a sale faster and at a better price point.
That's what 20 years of marketing strategy and an MBA in positioning look like applied to real estate.
Not to mention that your home will be featured on my Instragram, which gets roughly 1 million monthly views.
Let's make sure your home stands out.
